Annual meeting of August 31, 2013

The Chesapeake Shores Homeowners Association had its annual meeting on August 31, 2013, at 10:30 at the Beulah Methodist Church. All board members were present, as was a quorum of the homeowners and association members. 9 families signed the sign-up sheet. The following information was discussed.

Old business

The minutes of last year's meeting were approved.

Treasurer's Report

Our expenses have settled over the past few months. By the end of the year, we should have excess receipts over expenditures of roughly $1500. The detailed budget is here.

The biggest expense is for lawn cutting. We use Doug Hart for this. He charges roughly $110 per cut.

Janet Perlowski has reviewed the financials. Her letter describing this review is here.

The report was unanimously approved by all members present.

New lots

This past year, Ms Grace Suttle approached Peyton. She had recently inherited two Chesapeake Shore inland lots and was looking for assistance in disposing of them. The HOA board offered to accept them as a donation and offered to pay costs. She accepted, and this has been done. These lots are marked in blue on this map.

We have not yet received the legal bills for this, but expect them to be on the order of $200. The annual tax bill for the lots is $10. Each lot is assessed at $1000.

The board chose to accept the lots primarily to keep them out of the hands of a group such as the Nature Conservancy, which could possibly use these to become involved in the management of Chesapeake Shores.

It was noted that if an organization receives a gift greater than the value of dues, there are potential tax consequences. That wasn't the case this time, but it was worth noting.


Sonny Fauver and Joe Dzikiewicz were reelected to the board without opposition. They have each won three year terms.
